Moen Roofing: The Long Beach Owner’s Guide
Moen doesn’t manufacture roofing materials. That’s the first thing to know, because if you’re searching for “Moen roofing” in Long Beach, you’re almost certainly dealing with a Moen roof-mounted plumbing vent, a flashing detail around a Moen roof deck fixture, or a skylight-adjacent component that a previous owner mislabeled. As a Moen-authorized fixture installer, we stock the vent boots, pipe collars, and flashing kits that pair correctly with Moen roof penetrations, and our installed price for these parts in Long Beach typically lands between $200 and $700 depending on roof slope and access. Most owners discover the failure the same way: a water stain on the ceiling six feet away from the vent pipe, or a drip that shows up only after two days of rain.

We’re an independent remodeling contractor, not affiliated with Moen, but we install Moen fixtures every week and we know exactly which roof penetration parts their vent stacks and exhaust systems require.
Which Moen Models This Applies To

The roof parts that fail around Moen products are almost always attached to the vent stack serving a Moen bathroom suite or the exhaust termination for a Moen kitchen ventilation system. The vent boot itself is a universal-fit component sized to the pipe diameter, which is 3 inches for most Moen bathroom vent stacks and 4 inches for kitchen exhaust terminations. The gotcha: Moen’s newer Eco-Performance shower valves and their wall-mount tub fillers route additional air-admittance valve lines through the roof, which means a 2-inch boot may also be involved, and that smaller boot is the one we see fail first in Long Beach homes.
When we come out, we look for the Moen model designation on the fixture itself, then measure the roof penetration. For OEM, Moen specs their roof flashings to match their vent pipe dimensions precisely; for aftermarket, we use Oatey or RectorSeal equivalents sized identically. In Long Beach’s salt air, we recommend a lead-free aluminum boot over neoprene because the rubber gasket degrades noticeably faster within a mile of the coast.
Styles & brands we work with

Signs Your Moen Roofing Is Failing
- Ceiling stain appearing six to eighteen inches downhill of the vent stack. Water travels along the pipe before it drips, so the stain rarely sits directly under the leak. By the time it’s visible, water has often been moving for weeks.
- Wet insulation in the attic only after heavy, wind-driven rain. A cracked neoprene boot or a dried-out gasket lets water in only when rain hits the vent at the right angle, which is why these leaks are so easy to misdiagnose in Long Beach’s dry stretches.
- Visible cracking or flaking on the rubber boot itself from the roof side. UV breaks down rubber boots in six to eight years in Southern California. If the boot looks chalky or shows hairline cracks, it’s done even if the inside still looks fine.
- Rust staining on the metal base of the flashing. Coastal moisture accelerates corrosion on galvanized flashings. Homes within a mile of the water in Naples or Belmont Shore go through flashings roughly twice as fast as inland Long Beach homes.
- Draft or temperature change near the roof penetration inside the attic. A gap between the boot and the pipe lets conditioned air escape and unconditioned air in, which shows up as a warm or cold spot before any water appears.
Replacement Cost & What’s Included
For a standard Moen vent boot replacement in Long Beach, we charge between $200 and $700 installed. The part itself is usually $30 to $80 for a quality lead-free boot from Oatey or RectorSeal; the rest is labor, which depends on roof pitch, tile versus composition shingle, and whether we need to remove and reset roofing around the penetration. A 3-inch boot on a single-story composition roof in Bixby Knolls runs toward the lower end. A 4-inch boot on a two-story Spanish tile roof in Naples runs higher because of the tile reset work and steeper access.
Every quote is a written, line-item price before we start, and the number we write down on day one is the number on the invoice when we’re done. The work carries our 365-Day Done Right Promise: if the boot leaks or the flashing fails within a year, we return and make it right at no charge.

If you can safely access the roof and the pitch is walkable, checking the boot is reasonable: look for cracks in the rubber, rust on the base, or gaps where the boot meets the pipe. What we’d caution against is replacing it yourself. The seal between the boot base and the roofing material is the part that fails silently, and getting it wrong on a tile roof means breaking tiles you didn’t plan to break. On any roof with more than a 6:12 pitch, or any two-story Long Beach home, stay off the ladder entirely. A fall from a roof is not worth the $200 you’d save.

FAQs

A rubber or neoprene boot lasts six to eight years in Southern California sun, and closer to five years for homes within a mile of the coast where salt air accelerates cracking. Aluminum and lead-free metal boots last fifteen to twenty years and are what we recommend for most Long Beach homes.
If the cracking is limited to the gasket’s outer surface and hasn’t reached the pipe seal, a high-quality roof sealant can buy you a season. That’s a temporary repair, not a solution. We’ve seen patched boots fail again the same winter; call (562) 512-7086 and we’ll tell you honestly whether yours is repairable or needs a swap.
A standard vent boot replacement takes one to two hours on a composition shingle roof. Tile roofs take three to four hours because we remove, reset, and re-seat the surrounding tile rather than leaving it cracked or loose.
We stock 3-inch and 4-inch lead-free boots from Oatey and RectorSeal on every truck, plus 2-inch boots for the auxiliary air-admittance lines on newer Moen shower valves. If your roof penetration is an unusual size, we’ll have the right part in hand within one business day.
Call for a Written Estimate
If you’ve got a water stain, a cracked boot, or just a hunch something’s off up there, call (562) 512-7086.
