Tamko Roofing: The Long Beach Owner’s Guide
If you have a Tamko roof that’s leaking, lifting, or showing granule loss, we stock Tamko-compatible replacement materials and complete most roof repairs in Long Beach for $400 – $1,800, with full roof replacements running $8,000 – $20,000 depending on size and pitch. Most homeowners discover a problem the way you just did: a water stain on the ceiling after rain, granules collecting in a gutter, or a shingle flap you noticed from the driveway. Whatever tipped you off, the important thing is matching the repair to your Tamko product line so the warranty stays intact and the fix actually holds.

We’re an independent Long Beach contractor, not a Tamko dealer or affiliate, which means our only incentive is putting on the right material at a price we’ve written down before any work starts. Graham Stein has been roofing homes across Long Beach for over a decade, and he’ll tell you the same thing he tells every homeowner: a roof part rarely fails in isolation. The first step is identifying exactly which Tamko product you have.
Which Tamko Models This Applies To

Tamko groups its residential shingles into three main lines: Heritage (architectural laminated shingles, the most common in Long Beach), Elite Glass-Seal (three-tab shingles, often found on older homes), and Titan XT (a heavier architectural shingle rated for high-wind coastal exposure). Each line has different thicknesses, nail zones, and sealant strips, and the replacement part has to match, not just look similar.
The gotcha: a Heritage Virginia Slate shingle and a Heritage Weathered Wood shingle are structurally identical, but the color code stamped on the bundle wrapper is the only reliable way to match a patch. If you have leftover bundles in a garage or shed, flip the wrapper over and look for the lot number and color name. No leftover bundles? A 6-inch by 6-inch sample from an unexposed area, like under a vent or at a gable edge, is usually enough for us to order a color-match. Coastally, we also check the wind rating: Tamko’s coastal application requirements change how many nails per shingle the manufacturer specifies, and a patch job nailed to inland standards on a Belmont Shore roof won’t survive the next Santa Ana event cleanly.
Aftermarket equivalents exist for Tamko products, and we’ll quote them when budget matters. But for any roof under an active or transferable Tamko warranty, we recommend OEM materials. The savings on an aftermarket patch evaporate quickly if the manufacturer denies a future claim because a non-Tamko product was incorporated.

Signs Your Tamko Roofing Is Failing
- Granules in the gutter or at downspout outlets. Asphalt shingles shed granules as the UV-stabilized surface wears. On a Long Beach roof with full sun exposure, that’s normal after year eight or nine. Heavy accumulation in one concentrated area usually points to a specific failing shingle or section, not the whole roof.
- Shingle edges curling or cupping upward. This is the most common heat-and-salt-air pattern we see in Long Beach. The mat loses flexibility, the edges lift, and wind gets underneath. Once a shingle flaps, the sealant strip has likely failed and neighboring shingles will follow within one to two seasons.
- A dark stain spreading on the ceiling after rain, even a small one. Water travels laterally. The leak you’re seeing inside could be entering the roof deck six or eight feet away, running along a rafter, and dripping at a joint. Chasing the stain from inside tells you where the water ended up, not where it got in.
- Shingle tabs that lift easily when you touch them with a fingertip. Tamko’s sealant strips should hold a tab down firmly. If a slight lift shows separation between the tab and the shingle below, the seal has broken. On a roof more than a few years old, that’s usually a sign the shingles are nearing the end of their useful life, not a one-off manufacturing defect.
- Cracked or broken shingles concentrated on the sun-facing slope. South and west exposures in Long Beach take the worst of the UV. Cracks that appear in a pattern along one slope, while other slopes look fine, tell us the deck is moving or the shingles on that face have simply baked through their flexibility. Either way, the fix is different from a generalized granule-loss repair.

AfterReplacement Cost & What’s Included

In Long Beach, a targeted Tamko shingle repair typically runs $400 – $1,800. A partial re-roof of one slope or section lands within $2,500 – $6,000. A full roof replacement with Tamko architectural shingles runs $8,000 – $20,000 for most single-family homes in the area, and a metal roof installation starts at $15,000 – $40,000 for those considering an upgrade from asphalt.
What moves the number: roof accessibility, pitch (anything steeper than 6/12 adds labor), the condition of the deck underneath, and whether we’re matching an existing Tamko color or starting fresh. Every quote includes the shingles or patch materials, underlayment, fasteners, flashing repair if needed, disposal of old material, and the written warranty we stand behind. There are no change orders after we start unless the deck reveals rot we couldn’t see from the top side, and if that happens, we photograph it and bring you the price before we touch another nail.
The written price Graham gives you before any work starts is the price on the invoice when we’re done. That’s not a slogan. It’s how we’ve run roofing jobs from Belmont Shore to Bixby Knolls since the first day.
DIY or Call Us?
There are a few things a homeowner can check safely from the ground: granule buildup in gutters, visible curling or missing shingles, and cracked caulking around vents or flashing. A pair of binoculars gets you most of the way there, and we’ll happily walk you through what to photograph if you call us.
What we don’t recommend is getting on the roof itself. A steep-pitch roof, a damp morning, and one wrong step are how serious injuries happen. Shingle repair also involves nailing through specific zones in the shingle above and below the damaged one, and a wrong nail placement voids the Tamko wind warranty and creates a new leak path. If the shingles themselves need replacing rather than just inspecting, that’s the point to call (562) 512-7086. We’ll send a two-person crew, photograph everything before and after, and leave the yard and gutters cleaner than we found them.
FAQs

A properly installed Tamko Heritage architectural roof in Long Beach typically lasts 15 – 22 years, with south and west exposures wearing faster than north and east slopes. Full sun, salt air, and the occasional Santa Ana wind event all take years off the back end of that range. A roof that gets annual gutter cleanings and prompt small repairs usually hits the upper end.
Yes, if the damage is localized and the shingles are within their service life, a targeted repair in the $400 – $1,800 range usually handles it. If the underlying mat is brittle across multiple slopes or the sealant strips have failed roof-wide, we’ll tell you plainly that repair money is better spent on a replacement. Call (562) 512-7086 and we’ll give you an honest read, even if the answer is “wait another year.”
A typical repair takes one half-day on site, including setup, repair, clean-up, and the photo documentation we take before we leave. A partial slope replacement usually runs one full day. We’ll tell you the timeframe in writing before we start, along with the price.
We stock common Tamko Heritage colors in our Long Beach yard so a small repair can happen quickly. Less common colors or specialty lines, like Titan XT, may take a few days to order. We’ll tell you which situation you’re in when you call, and the lead time is part of the written quote.
If you’ve spotted granules in the gutter, a lifting shingle, or a stain you can’t explain, call (562) 512-7086 for a free estimate. We’ll inspect your Tamko roof, write down exactly what we’d do and what it will cost, and leave you with photos so you can see the problem and the fix for yourself. We also work with KraftMaid, Cambria, and Silestone materials on interior projects, but roofing is what gets us on your roof in the first place.
