Boral Windows & Doors: The Long Beach Owner’s Guide
If you have a Boral window or door that’s sticking, fogging, or letting in a draft, we can match the failed part to your exact model, order it, and install it. For most Long Beach homes, replacing a Boral sash, roller assembly, weatherstrip, or lock set runs $180 – $650 installed, and we keep the most common failure parts in stock so many repairs happen the same week. What usually brings homeowners to this page is a window that won’t stay open, a sliding door that scrapes, or condensation between the glass panes that wasn’t there last summer.

We’re an independent remodeling contractor in Long Beach, not affiliated with Boral. That independence means we tell you honestly when a part should be replaced instead of patched, and we write the price down before the work starts.
Which Boral Models This Applies To

Boral windows and doors have been installed in a lot of Long Beach homes built or remodeled over the last two decades, from Belmont Shore bungalows to Lakewood track housing and Alamitos Heights mid-century ranches. The most common lines we see in the field are Boral’s aluminum-clad and vinyl casement, double-hung, and sliding patio door series. Identifying your exact part starts with the small white or silver label on the inside edge of the sash or door panel. It lists a serial number, the series code, and the glass make-up, and that single line of text is what lets us order the correct part the first time.
The compatibility gotcha with Boral is the roller assembly diameter and offset on sliding doors. Boral used two different roller heights within the same door series depending on the production year, and a roller that looks close but isn’t right will make the door scrape or bind within a month. On double-hungs, the balance shoe and spring system has a specific weight rating that must be matched to the sash glass. We carry genuine Boral hardware where it’s available, and we’ll tell you plainly when a quality aftermarket part does the same job for less money. For glass units, OEM is usually the only correct choice because the spacer color, coating, and argon fill need to match the rest of the window exactly.

Signs Your Boral Windows & Doors Is Failing
- Condensation or haze between the panes. The seal on the insulated glass unit (IGU) has failed. In Long Beach’s marine air, a failed seal pulls in moisture every time the coastal fog burns off, and no amount of cleaning the exterior will fix it. The fix is an IGU replacement sized for the Boral sash.
- A window that won’t stay up, or a door that slides like it weighs double. The balance spring or roller wheel is worn. On Boral double-hungs in particular, a broken balance shoe often cracks without any visible sign until the sash suddenly won’t stay put.
- A draft or whistle near the frame even when closed. The weatherstrip has flattened or torn. Boral’s bulb seals take a beating from salt air and sun exposure, especially on west-facing walls.
- A lock or latch that needs two hands to close, or won’t catch at all. The lock keeper and strike have fallen out of alignment, which is usually from ten years of house settling and thermostat swings, not a bent handle.
- A sliding door that jumps its track or grinds mid-travel. The track and the rollers are both involved, and replacing only one half of the system means the new roller will wear fast against the chewed-up track lip.

DIY or Call Us?
Some things you can check yourself. A drafty window is often a loose weatherstrip you can press back into its groove. A sliding door that scrapes might just need the track cleaned, and a window that won’t stay up may only require a quick look at whether a shoe has come loose at the visible joint. What you shouldn’t attempt is anything involving the balance spring system on a Boral double-hung, which is under tension, or a sliding door that needs to be lifted out of its frame and reset. A full-size patio door weighs more than most people expect, and the combined geometry of lifting, seating, and adjusting rollers is how we see door panels get dropped and frames get bent. FAQs

Boral frames and sashes generally last 25 to 35 years in Long Beach’s coastal climate, but the wear parts inside them, like rollers, balances, and weatherstrips, typically need replacement every 8 to 12 years. Salt air and afternoon sun shortens the life of these parts compared to inland locations.
In most cases, no. Rollers flatten, balance shoes crack, and weatherstrip tears. These are replacement parts, not repairable pieces. We’ll always show you the failed part before we install the new one, so you can see exactly what wore out and why.
Most single-window or single-door part replacements take 45 minutes to 2 hours. An insulated glass unit replacement takes a bit longer because we set the new glass, let the sealant cure, and confirm the sash sits correctly before we leave.
We stock the most common Boral-compatible parts on the truck: roller assemblies, balance shoes, weatherstrip profiles, and lock sets. Odd-size glass units and series-specific hardware are ordered from our supplier and usually arrive within 3 to 5 business days.
If your Boral window or door is fighting you, call (562) 512-7086 for a free estimate. We’ll come to your Long Beach home, match the part, write the price down, and leave the house the way we found it: floors covered, shoes off at the door, photo of the clean-up before we go. We carry parts for Boral, KraftMaid, Cambria, and Silestone brands, so one call covers most of the house.
