James Hardie Roofing: The Long Beach Owner’s Guide

If you have a James Hardie roofing product that has cracked, warped, or pulled away from the house, we can match it and install the replacement. Most James Hardie roofing repairs and replacements in Long Beach run between $600 and $2,500 installed, depending on how much of the surface is involved and whether the underlayment needs attention. We keep common James Hardie trim, fascia, and siding profiles on the truck, and our crew can usually assess what you need with one visit to your Long Beach home.

What you’re likely seeing is a corner of a board lifting, a hairline split running along the grain, or a section that has swollen enough to push against the piece next to it. Long Beach’s salt air and the swing between dry summers and damp winter mornings are hard on fiber cement. The board rarely fails all at once. It gives you warning, and the warning usually shows up along the bottom edge first.

Which James Hardie Models This Applies To

James Hardie makes fiber cement siding, trim, and soffit under a few product names you may recognize: HardiePlank lap siding, HardiePanel vertical siding, HardieTrim boards, HardieSoffit panels, and the HardieShingle line. Most Long Beach homes we see use HardiePlank in the 5/16-inch thickness with a 6-1/4-inch or 8-1/4-inch exposure, but we also work on the 7/16-inch panels common on 1950s and 1960s bungalows in Belmont Shore and Bluff Park.

The compatibility gotcha with James Hardie is the color. Hardie products ship with baked-on ColorPlus finish in a specific palette, and if your home was sided before 2015, the color code from that era may no longer be produced under the same name. We can match the current color visually and order the closest stock shade, or we can prime and paint a raw board to blend with what is already on the house. Raw primed boards give us full paint-matching control. ColorPlus boards are more weather-resistant but less forgiving on a retrofit color match.

For the OEM versus aftermarket question: we recommend James Hardie OEM product whenever it is still manufactured. The fiber cement formulation, the nail pattern tolerances, and the warranty chain all line up. There are aftermarket fiber cement boards that fit the same profile, and we use them when a specific discontinued Hardie line leaves no other option. But the lap gauge and butt edge on Hardie is precise, and mixing manufacturers on one wall usually shows in the shadow lines by the second year.

One more identification note: look for the laser-printed product code on the back of the board. Hardie stamps the plant, date, and product line on the unprimed side. If you can pull a loose piece and read that code, it tells us exactly what to order.

Signs Your James Hardie Roofing Is Failing

  • Bottom-edge swelling or delamination. This is the most common failure we see in Long Beach. Water wicks into the cut edge where the board meets the roofline or the foundation, and the bottom 3 to 4 inches start to flake apart. The cause is usually missing or dried-out edge sealant from the original install.
  • Hairline cracks running vertically through the face. Fiber cement won’t crack from moisture alone. This is usually a fastener issue: a nail driven too deep or too close to the edge, or a board that was forced into place against an out-of-square wall. The crack runs from the nail hole outward.
  • Paint or ColorPlus finish peeling in sheets rather than fading gradually. This signals trapped moisture behind the board, which usually means the original flashing or housewrap failed before the siding did. Replacing the board without fixing the drainage path means doing the job twice.
  • Gaps opening at the butt joints. Hardie boards are installed with a small gap at the ends to allow movement. When that gap grows to a quarter inch or more, the board has shifted, and water now has a straight shot at the housewrap behind it.
  • Efflorescence: a white, chalky residue on the surface. That is mineral salts being drawn out of the fiber cement. It tells us water is moving through the board, not off the surface. On a roof-adjacent fascia board, the source is almost always a failed roof edge or clogged gutter above it.

Replacement Cost & What’s Included

For James Hardie roofing-related repairs in Long Beach, the installed price range our customers can expect is $600 to $2,500. The low end covers a single damaged fascia or trim board, color-matched cut, primed edges, and a finish coat. The high end covers multiple boards, removal of the old material, flashing repair, and repainting a full elevation so the new boards do not stand out.

What drives the price up: height and access. A second-story fascia on an ocean-facing Naples Island house costs more than a ground-level trim board because of ladder work and wind exposure. So does the age of the house. Pre-1990 Long Beach framing is rarely square, and we spend more time scribing and shimming to keep the new Hardie boards from bowing.

Every quote is written, with the board count, the paint line, the flashing details, and the labor broken out before we start. The price Graham Stein writes down on day one is the price on the invoice when we’re done. The 365-Day Done Right Promise applies to the entire job.

DIY or Call Us?

You can safely check a few things yourself: whether the gutter above the failed board is clogged, whether the caulk at the joint has dried out, and whether the board is loose enough to move by hand. Those observations help us quote the job accurately over the phone.

What we would not recommend is pulling the board yourself. James Hardie fiber cement is heavy, and a full 12-foot HardieTrim board weighs over 25 pounds. Cutting it produces silica dust that requires a proper mask and vacuum shroud, not a standard dust mask. And once you pull a board, you have exposed the housewrap and flashing to Long Beach’s salt air. If it rains before the replacement is in, you have turned a $600 trim job into a water intrusion repair.

If you have a failed James Hardie board and want it matched and installed properly, call (562) 512-7086. We will come out, look at the board, read the product code if it is still legible, and write you a price before anything gets pulled off the wall.
