Toto Home Additions & ADU: The Long Beach Owner’s Guide
If you’re planning a Toto home addition or ADU in Long Beach, the installed cost typically runs $45,000 to $130,000 for an addition or $90,000 to $220,000 for a full ADU, depending on square footage, foundation work, and finish level. Elmstead Remodeling Long Beach installs Toto fixtures and fittings as part of these projects, and we carry a deep stock of Toto-compatible parts for the plumbing rough-in and finish stages. Most owners discover they need help matching a Toto model to the right trim or valve when the spec sheet from their architect lists a rough-in that doesn’t line up with what’s already on the wall.

We’re an independent remodeling contractor, not a Toto dealer or affiliate. That matters because our recommendation is based on what holds up in Long Beach homes, not on what a manufacturer wants us to push. Graham Stein, our owner, keeps a running list of Toto rough-in valves and trims he’s installed in Naples, Belmont Heights, and Bixby Knolls, and he’ll match your existing rough to what’s available before you buy anything.
Which Toto Models This Applies To

Toto produces several lines that show up frequently in Long Beach additions and ADUs: the Clayton, Promenade, and Nexus collections for lavatory and shower faucets, plus the MS-series toilets and the larger NeoRest and Aquia lines. Each uses a specific rough-in valve or connection type, and the compatibility gotcha is that Toto changed the valve body depth on several models after 2019. If your ADU plans call for a Clayton wall-mount faucet, the rough-in depth is 2-3/8 inches minimum, while an older Clayton meant for a 2015-era install might be off by half an inch. Half an inch becomes a real problem when the tile is already set.
For OEM versus aftermarket, we almost always recommend OEM Toto parts on anything that touches water under pressure. The cartridges, the pressure-balance units, the supply elbows: these are machined to Toto’s exact tolerance, and aftermarket versions from general suppliers tend to fail at the o-ring seat within three to five years in Long Beach’s hard water. The only places we’ll consider a quality aftermarket part are decorative trim, escutcheons, and drain assemblies where failure is cosmetic and easily caught.
Styles & brands we work with

Signs Your Toto Home Additions & ADU Is Failing
- Water pressure drops in the new bathroom while the kitchen runs strong. This usually points to debris caught in the Toto pressure-balance cartridge, common after a Long Beach water main break or after the city flushes lines in your neighborhood.
- The shower handle turns but the temperature swings hot and cold in a second. The cartridge’s internal thermal element is worn. Toto calls this the “mixer assembly,” and it’s replaceable without opening the wall if it’s caught early.
- Water pools around the base of the toilet in a new ADU. The wax ring or the Toto Unifit adapter wasn’t seated correctly during rough-in, or the floor settled slightly after the slab pour. Long Beach soil movement, especially in the Park Estates and Los Altos areas, does this more often than people expect.
- You hear a slow hiss or drip from the wall behind the Toto valve. This is the cartridge bypassing internally. It’s not a leak you’ll see on the floor, but it’s wasting water and only gets worse.
- The flush handle sticks or the toilet double-flushes. On Toto MS-series models, this is usually the fill valve or the flush valve seal, both of which are stock parts we keep on the truck during an addition punch list.

AfterReplacement Cost & What’s Included
A full Toto home addition or ADU in Long Beach runs $45,000 to $130,000 for an addition or $90,000 to $220,000 for a complete ADU. Those numbers include Toto fixtures and fittings, permits, plumbing and electrical rough-in, insulation, drywall, flooring, and the finish plumbing trim. Within that range, what drives cost is the number of wet walls, whether the addition sits on a new slab or over a crawlspace, and the finish level of the Toto line you choose. A Clayton lavatory faucet runs a fraction of a Nexus trim kit.
On a Toto-specific repair or replacement inside an existing addition, we write the parts cost and the labor separately on the estimate. You’ll see the Toto part number, the list price, and our installed price. The written price we give you before we start is the price on the invoice when we’re done. Every Toto part we install carries the manufacturer’s warranty, plus our 365-Day Done Right Promise: if it’s not done right, we make it right.

DIY or Call Us?
Honest answer: you can replace Toto trim, escutcheons, and flush valve seals yourself with a Phillips screwdriver and a small Allen key. The parts are designed for homeowner service, and Toto’s instruction sheets are genuinely good. Where DIY goes wrong is anything involving the pressure-balance cartridge, the Unifit toilet adapter, or the supply stops behind the wall. Water under pressure inside a finished wall is the problem. One cross-threaded fitting or an over-tightened cartridge nut means opening the wall, and that’s a $1,500 mistake on a $90 shower trim job. If you’re not certain, call (562) 512-7086 and we’ll walk you through what you’re looking at. The estimate is free.
FAQs

A Toto pressure-balance cartridge typically lasts 8 to 12 years in Long Beach, though hard water in neighborhoods like El Dorado Park can shorten that to 6 years if the home doesn’t have a water softener.
Most Toto valves are repaired by replacing the internal cartridge, not the whole valve body. If the valve body threads are intact and there’s no pinhole leak in the copper, you’re looking at a $150 to $400 parts-and-labor repair, not a repipe.
Yes. During an addition or ADU build in Long Beach, our crews carry the most common Toto cartridges, flush valve seals, Unifit adapters, and trim screws so a punch-list fix doesn’t wait on a parts order.
A cartridge swap on a shower valve takes 45 minutes to an hour. A toilet flush valve seal takes 30 minutes. If a wall has to be opened, that’s a different job, and we’ll tell you before any drywall comes down.
